First-time buyers

If you’ve never done this before, the hardest part isn’t finding a house — it’s figuring out whether you can buy one at all, and nobody gives you a straight answer.

  • Find out what you’d realistically need out of pocket
  • Understand which loan programs are worth asking a lender about
  • See real homes at your actual number, not a guess
  • Get a plan even if the answer is “not this year”

New construction

Builders are putting up homes across Hernando and north Pasco, and new construction can be a great fit for a first-time buyer. It also has rules that catch people out.

  • Bring me the first time you visit a community — registration rules matter
  • The agent in the sales office represents the builder, not you
  • Incentives, upgrades, and timing are more negotiable than people expect
  • I read the builder contract line by line before you sign it

The one thing to remember: visit a builder’s model home alone and you may lose the ability to have your own representation on that purchase. It costs you nothing to bring me. It can cost you a lot not to.

When it’s time to move on

Sellers

Selling is a pricing decision, a preparation decision, and a negotiation — in that order. Get the first one wrong and the rest gets harder every week the listing sits.

  • An honest opinion on price, including when it’s lower than you hoped
  • What’s worth fixing before listing and what isn’t
  • Marketing that actually reaches buyers in this area
  • Hard negotiation on your behalf — this is your money
